Who are we here at “ERA Ślemp “? We are operate in, and are based in, Nowotarski County; our office is just a few kilometers east of Nowy Targ in the recreational village of Łopuszna our street address is “ul. Cyrla 5” . We opened for business in 1985 in the areas of surveying and cartography, expanding our services to include real estate brokerage, property valuation and Drafting of Energy performance certificate. Since that time, we have successfully prevailed on the market. Our regular customers place great stock in our support in dealing with officials, our punctuality and our expertise.

We place a premium on the professional and comprehensive management of real estate – from marking out parcels of property to drawing up property valuations to settling a sale or purchase. The Land Surveying Office

We perform land surveying in the area of Nowotarski country. We use state-of-the-art surveying technology, ensuring a high degree of accuracy. Our expertise in land surveying, our knowledge of the laws and our familiarity with the territory all work to your benefit! The results of our work are used to write an official expert opinion, and the requested files and documents are sent to the customer.

Property Valuation

We perform property valuation in terms of the purpose of the valuation, the type and location, its purpose within the local land-use plan, its state of development, its links to the local infrastructure, its use and management and on the basis of available prices of comparable properties. We then present the results of the analysis as a written property valuation: an official document which states the value of the property as assessed by a real estate expert. We are extremely careful to make sure that the expert opinions we submit fully reflect our expertise and that the results of the appraisals give our customers the realistic information they need to make their decisions.

Real Estate Brokerage

Before drafting a bid, we review the legal status of the property and obtain additional relevant information about it from sources such as land registers or land use plans. At the customer’s request, we also mark out the location of the property and make an initial estimate of the property value ourselves. We can accomplish this highly effectively thanks to our good contacts to other real estate agencies.

Energy passport

Energy performance certificates of buildings or their parts are made for facilities located in Podhale region.
A building’s energy performance certificate, also known as the energy passport, is a set of data and indicators that determine a building’s total energy needs for the use of a building. It contains information about the energy demand needed for: heating and ventilation, hot water preparation, as well as air conditioning and lighting, it also determines the sources of energy origin and carbon dioxide emissions by the building.
The energy certificate is valid for 10 years, provided that the facility has not undergone thermal modernization and, for example, replacement of windows or modernization of heating systems. It is attached to the notice of completion of construction or application for an occupancy permit, as well as when renting or selling a house. Energy certificates are also mandatory for flats in blocks of flats. The obligation to prepare an energy performance certificate rests with the property owner. The energy performance certificate shall be carried out by a person entered in the list of authorised persons in the central energy performance register of buildings. Thanks to the information contained in the certificate, the owner, tenant or user of the building can determine the indicative annual energy demand and thus the maintenance cost related to energy consumption.
